There have been a number of leases signed at Desert Sky Plaza II, a 30-acre, 297.4k sf shopping center development at the southeast corner of Roy Rogers Dr and Amargosa Rd in Victorville. The center, a development of Calabasas-based NewMark Merrill Companies, will break ground in July of 2026 with an opening planned for fall of 2027.
The latest tenant signings include Ross Dress For Less, Better Buzz Coffee, Quick Quack Carwash, 7-Eleven, Luna Grill, 85°C Bakery Cafe, Ono Hawaiian BBQ, Country Kitchen, Yogurtland, Taqueria 2 Potrillos, and Pamper Me Nail Salon. They will join already announced new anchors Target, Burlington and Five Below.
Designed by MMA Architecture, AO and civil engineering firm Kimley Horn, Desert Sky Plaza II will be the second phase of the existing Home Depot-anchored Desert Sky Plaza. The project is almost 85% pre-committed but still has space for drive-thru, pad, restaurant and retail shop spaces ranging from 1.5k sf to 10k sf.
The following are recently signed leases at the project:
• Ross Dress For Less will open a 25k sf store.
• 7-Eleven will open a one-acre fuel station and convenience store.
• Quick Quack will open a 3.6k sf carwash.
• Better Buzz Coffee Roasters will open a 1.8k sf coffee shop with drive thru. Better Buzz is a coffee concept out of San Diego, California, known for their “Best Drink Ever” creamy vanilla americano and their bright, modern store designs.
• Luna Grill will open a 2.1k sf restaurant. Luna Grill is a fresh Mediterranean concept with 47 locations in California, Arizona, and Texas.
• 85°C Bakery Cafe will open a 3.6k sf bakery and restaurant. 85°C Bakery Cafe operates over 90 restaurants in the US, but this will be their first in the high desert.
• Ono Hawaiian BBQ will open a 2k sf restaurant. Ono Hawaiian BBQ operates over 120 restaurants in California and Arizona.
• Country Kitchen will open a 3.3k sf restaurant. Country Kitchen has been serving American comfort food classics and all-day breakfast in a casual, family-friendly atmosphere since 1939.
• Yogurtland will open a 1.2k sf yogurt shop. This will be Yogurtland franchisee Paul Chopra’s 8th Yogurtland location.
• Taqueria 2 Potrillos will open a 2k sf restaurant – this will be Taqueria 2 Potrillos 11th location and their 2nd in the high desert.
• Pamper Me Nail Salon will open a 2.5k sf luxury nail salon. This is their 2nd location in the high desert.
Brad Pearl, Greg Giacopuzzi, and Darren Bovard of NewMark Merrill secured the new tenants and are overseeing leasing at Desert Sky Plaza II.

Desert Plaza II is a component of the larger, comprehensive, and approximately 100-acre commercial development known as The Desert Plazas which currently features Winco and Home Depot anchors and will include over 800k sf of retail when fully completed. This area boasts over 31,000 average daily trips on Roy Rogers Drive and more than 90,000 trips, and over 32,000,000 annual impressions from the project’s digital reader board located at the I-15 Fwy offramp. The trade area for this development will include over 130,928 potential shoppers and is situated within a growth market with over 22,500 new homes approved and/or under development.
