Parc @ 5, a 104-unit garden-style apartment community located in north Downey, was acquired by B.A.G. Investments Inc. The property, located at 9140 Brookshire Ave, was sold by Parc @ 5 Downey LLC.
The property, comprised of 20 one-bedroom, 64 two-bedroom, and 20 three-bedroom units, is recognized for offering some of the largest and most functional floor plans in the Downey market. As one of the few 100+-unit communities in north Downey, Parc @ 5 presented a rare opportunity to acquire scale in an infill location with high barriers to entry.
Amenities at Parc @ 5 include generous patios/balconies, extra storage space, wood-style flooring, double-vanity bathrooms, and stylish kitchens with stainless-steel appliances and breakfast bars. Colliers Executive Vice President Shane Shafer represented the seller in the transaction. According to Shafer, the buyer was attracted to the property’s strong in-place cash flow and continued value-add potential. The price was not disclosed.
