Marbella Commerce Center, a two-building, 50.8k sf office campus in San Juan Capistrano was purchased by a local 1031 exchange investor in a $9.8 mil ($193/sf) transaction. The property is located at 30900-30950 Rancho Viejo Rd, immediately off I-5 with direct connectivity throughout South Orange County.
Built in 2001, the property is 96% leased to 17 tenants. The two buildings sit on a 2.42-acre lot.
CBRE National Office Partners’ Anthony DeLorenzo, along with Matt Didier, Sammy Cemo, Bryan Johnson and Jessie Tichelaar, also with CBRE, represented the private seller in the deal.
“This sale underscores the enduring demand for quality office assets in supply constrained, affluent Southern California markets like San Juan Capistrano,” said DeLorenzo, vice chairman at CBRE. “This property offers not only a stable, income-generating asset but also significant long-term potential, and even future redevelopment given its prime location and favorable market fundamentals. The offering was extremely well received from the investment community, generating 11 offers and a very competitive bidding process.”
