A 32.6k sf multi-tenant retail property in Montclair traded for $6.34 mil, or $194/sf. The property is at 9137 Central Ave, just north of I-10 in a high visibility location.
The fully leased shopping center is anchored by Petco and Harbor Freight, both long-standing tenants of over 20 years. Recent improvements to the center include a new roof, upgraded HVAC systems, and refreshed parking lot striping.
The property is surrounded by major regional retailers including Target, Costco, Best Buy, Ross, and AMC. It also sits directly across from Montclair Place, a 1.3 msf mall undergoing a multimillion dollar reinvestment that includes new dining, entertainment, and experiential retail.
CBRE’s Alex Kozakov, Patrick Wade, Matthew Greenberg, and Bo Henderson represented the seller in the transaction. The private investor buyer was Boma Bompa LLC.
“The recent upgrades, coupled with the property’s long-standing tenant base, give the buyer a combination of stability and future upside,” said Alex Kozakov, executive vice president at CBRE. “Assets with this type of tenancy and visibility continue to attract strong private capital interest.”
