In a recent OC office trade, a private investor paid $9.175 mil for a 26.5k ($345/sf) creative office property, in the Irvine Airport submarket. The freestanding, two-story building, located at 18012 Cowan, off Red Hill and Main Street, offers close proximity to John Wayne Airport and numerous retail centers, along with convenient access to the 405, 73, and 55 freeways. It was originally built in 1985 before being extensively renovated in 2020.
The property is a highly desirable asset in the submarket, as it is one of the few buildings to feature subterranean parking in addition to high-end creative finishes. The building includes high-image creative office space with exposed ceilings, an open-concept kitchen, and an elevator serving the subterranean parking garage to the first and second floors. The property also features four second-floor outdoor patios and prominent building-top signage.
John Manion with NAI Capital Commercial represented the buyer in the deal. The seller was repped by Brian Garbutt and Alejandro Sherratt of Lee & Associates.
