A 2.4k sf, single-tenant retail building leased to Starbucks in Torrance traded for $8.25 mil ($3,437/sf). The property, which was formerly a freestanding Bank of the West building, sits on approximately 40k sf of land at 23865 Hawthorne Blvd, just north of PCH.
The property boasts high visibility and access to a strong trade area. It is occupied on a long-term basis by Starbucks, which opened a newly constructed drive-thru café/restaurant in October 2025. The combination of Starbucks’ strong credit, the property’s location, and low management requirements made this an attractive acquisition.
Sheri Messerlian and Ilmar Kalviste with NAI Capital Commercial represented the buyer, a private investor completing a 1031 Exchange. The seller was represented by CBRE.
