Multi-Tenant Retail Asset in Yucca Valley Sells for $145/sf

An L.A.-based private investor paid $1.98 mil for a 13.6k sf ($145/sf), multi-tenant retail building located at 57990 29 Palms Highway in Yucca Valley. The property traded as part of a 1031 exchange transaction.

Located in a Stater Bros-anchored center that also features Dollar Tree, Tractor Supply Co, Harbor Freight and others, the fully leased building is home to three discount and service-oriented tenants –Crazy Bargains, Luxury Nail Spa and No Limits Boutique.

Prominently positioned on 29 Palms Highway, the most heavily trafficked arterial in Yucca Valley with visibility to over 29,000 cars per day, the center also benefits from its proximity to the Twentynine Palms Marine Corps Base and Joshua Tree National Park (3M+ annual visitors) drawing tourists for groceries and last-minute essentials.

Recent additions to the center include a newly opened Quick Quack Car Wash, a multi-tenant drive-thru pad with Domino’s Pizza and Jersey Mike’s opening soon, along with an El Pollo Loco drive-thru, also coming soon.

Lance Mordachini with Progressive Real Estate Partners represented the seller in the deal. The buyer, also a Los Angeles County-based private investor, represented themselves in the transaction.

According to Mordachini, “the buyer was looking to increase the retail assets in their portfolio and this property was a good entry level choice since it was under $2 mil, has minimal management requirements and is located in a Stater Bros anchored shopping center. Additionally, the ability to assume the existing loan reduced the buyer’s upfront financing costs.”
