A two-tenant, 4.3k sf strip center in West Los Angeles sold for $4 mil, or $930/sf. The property, located at 11700 Gateway Blvd, was 100% occupied by 7-Eleven (corporate) and the high-end sushi destination Kusaki Restaurant at the time of sale.
Well located at the signalized Southwest corner of Gateway Blvd. and S. Barrington Ave., the property benefits from strong visibility, accessibility, and ingress/egress from both sides of the street. This is an extremely dense, infill location in West Los Angeles, just West of the 405 Fwy and South of the 10 Fwy. Mixed-use commercial buildings, apartments, and single-family residences surround the property.
Adam Friedlander, Jereme Snyder and Eric Carlton with Colliers represented the unnamed buyer and the seller, Gateway Property LLC, in the transaction. The property sold within 3% of the list price at a 5.16% cap rate.
“7-Eleven has occupied this property for almost 50 years, which is a significant indicator of the strength and success of the location,” said Friedlander. “This was the first time in 40 years the property had been marketed for sale, sparking high demand that resulted in us receiving a total of seven offers within the first two weeks after hitting the market. Securing an all-cash deal, our team closed escrow within 45 days.”
