Owner/User Spends $3.2 Mil on a Santa Fe Springs Industrial Property

Van Stone Conveyor Inc paid $3.2 mil for a 12.6k sf ($254/sf) warehouse/industrial property in Santa Fe Springs. The property is located at 8528 Dice Rd, east of I-605 at the intersection with Slauson Ave.

The building features 1.5k sf of office space, a 2/1,000 parking ratio, 16-foot clearance height, and is equipped with 800 amps of power. The property also includes a secured yard, making it an ideal site for industrial operations.

The building traded with a tenant in place under lease through October 31, 2025, offering immediate income stability for the new ownership. The buyer, an owner-user, paid over the asking price of $2.9 mil in an effort to outbid several potential investors that were attracted to the low offering price, further highlighting the property's appeal and the competitiveness of the market.

The seller was J.O.R. Real Estate LLC. Phillip DeRousse with Lee & Associates – Orange was involved in brokering the deal.
