A 210.3k sf biz park in the LA area city of Santa Fe Springs sold in a recent transaction valued at $48.55 mil, or $231/sf. The six-building property, Valley View Commerce Center, is located at 14515-14565 Valley View, just south of Rosecrans Ave on the northeast side of the I-5.
Constructed in 1989, the property sits on over 14 acres of land. It features major street exposure, grade level loading doors, and 109 units ranging from 919 sf to 3.4k sf in size. It was 74% occupied at time of sale with a tenant roster that includes JVS Hair Studio, Seligman Western, Turning Point Fellowship, Valley Florist and Think Computers, among others.
Michael Hefner, Robert Socci, Mitch Zehner and Seth Davenport of Voit Real Estate Services represented the buyer, Circle Industrial Growth Fund II, L.P., and the seller, Valley View - Santa Fe Springs LLC, in the transaction. The sale price reflected a 6.3.% cap rate on a projected stabilized income.
