Pasadena Office Complex Secures Two Leases Totaling 80k sf

There have been two office lease agreements totalng 80k sf to report at CFT Foothill Campus—a three-building, 268k sf office/retail campus in East Pasadena. The property, located at 3465-3475 E. Foothill Blvd, is owned by CFT NV Developments LLC.

In one of the deals, BYD North America has signed a new lease for 51k sf at the 3465 building, said to be the largest new office lease signed across the Tri-Cities in Q1 2025. In the other lease, Tetra Tech, a long-standing tenant, has renewed its 28.2k sf space at the 3475 building.

BYD North America’s lease at CFT Foothill Campus, just a block away from GM’s EV Design Center, marks the establishment of its North American headquarters, a significant entry into the market as the world’s largest EV manufacturer. Tetra Tech, which has held a long-standing tenancy at the CFT Foothill Campus, has established its global headquarters at the property with this lease renewal, indicative of its long-term commitment to the project and the Pasadena market.

Shadd Walker and Nico Vilgiate with Colliers represented CFT NV Developments LLC. BYD North America was repped by Luke Troedson with Savills, and Tetra Tech was represented by Todd Doney with CBRE.

CFT Foothill Campus’ central location offers multiple secure access points, which is ideal for accommodating 24/7 operations for businesses seeking a presence in the desirable Pasadena market. Notable property amenities include ample surface and structured parking, restaurants within walking distance, the Metro Gold Line directly across the street, proximity to Burbank Hollywood Airport, and easy access to the 210 Fwy.
