OC Office Property Trades for $171/sf

A 90.2k sf office property in the City of Orange was purchased for $15.45 mil ($171/sf) by a private investor. The property is located at 725 West Town and Country Rd, immediately off State Route 22, providing access to Interstate 5, SR-57, SR-91 and SR-55, as well as John Wayne Airport.

The five-story property is currently 62% leased to 12 tenants. Located within walking distance of MainPlace Mall, the property is surrounded by amenities in the central Orange County submarket.

CBRE’s Anthony DeLorenzo, Sammy Cemo, Bryan Johnson and Harry Su represented the seller, Bailard, in the transaction. According to CBRE's research, growth among low-rise office buildings has been robust for the last decade, with the trend expected to continue.

“The property attracted a wide variety of interested buyers given its unique positioning as a potential investment, owner-user opportunity, or residential redevelopment given its unique zoning overlay,” commented DeLorenzo.
