Lionext Inc Leases 106k sf Industrial Facility in Santa Fe Springs

Lionext Inc leased a 106.1k sf distribution facility in Santa Fe Springs. The 10-year deal has a total value of $22 mil, which works out to around $1.73/sf/mo.

Located at 11650 Burke St, the Class A facility offers a 32-foot clear height at the first column, 16 dock-high positions, two grade-level doors, approximately 7k sf of office space, and a large fenced yard with drive-around truck access. Built in 2011, the building also features ESFR sprinklers, 2.5% skylights, 50' x 52' column spacing, and a 200-foot shared concrete truck court. Its strategic location near the 605 Freeway makes it an ideal hub for logistics and distribution.

Ryan Campbell, SIOR, represented the tenant in the deal. The landlord, Kekropia Inc, was repped by Joel Hutak and Phillip De Rousse of Lee & Associates. According to Ryan, the building offers modern features, a highly functional design, and a prime logistics location.
