The site includes a 75.4k sf warehouse and rare excess land for potential expansion, enhancing long-term value. Located near major transportation routes such as I-110, I-405, and SR-91 and close to the Ports of Los Angeles and Long Beach, the property attracted considerable interest.
Located within Los Angeles County’s "Green Zone," a zoning program introduced in 2022, the property is subject to development standards designed to protect community health near sensitive receptors. These regulations present challenges for developers as evolving guidelines impact entitlement processes, development timelines, and buyer expectations.
