Creative Office Building in El Segundo Sells for Over $500/sf

A 17k sf creative office building in El Segundo traded hands in a recent $9.2 mil ($541/sf) deal. The property, located at 1600 Franklin Ave, includes 39 parking stalls.

Originally constructed in 1955 and later renovated by the seller in 2011, the subject property is in the Smoky Hollow district of El Segundo. This area has transformed from its early 20th-century industrial roots into a vibrant hub for creative industries and technology firms.

The architecture of the creative office space reflects the building’s industrial heritage, showcasing exposed steel, floor-to-ceiling glass offices, an exposed wood bow truss roof system, and a weathered brick façade. The buyer plans to repurpose the property as a family office.

Beta Agency’s Alex Kogan and Richard Rizika represented the buyer, The Gorowitz Family Trust. The seller was repped by CBRE’s Bob Healey, John Lane, and Richard Melbye.
