Here’s a quick comp on a Carlsbad apartment property that just sold. The 20-unit asset fetched $8.7 mil, or $435k/unit.
Built in 1972, the 16.9k sf property sits on a 26.6k sf lot located at 975 Laguna Dr, just west of I-5. The property has a unit mix consisting of 13 two-bedroom/one-bath units (854 sf), six one-bedroom/one-bath units (749 sf) and one two-bedroom/two-bath unit of 1.3k sf.
James Carter and Angelo La Bruna with Apartment Realty Group (ARG) represented both the buyer, Neel Pujara, and the seller, Wood James Vanwieren Trust, in the deal. Both parties are San Diego-based private investors.
