In a recent industrial sales comp from the Inland Empire, a 53.1k sf building traded for $21 mil. The building sits on a 10.3-acre parcel of land at 7920 Lindbergh Dr, west of I-215 and south of Alessandro Blvd.
The price equates to $47.82 per square foot for the land area, which is also zoned for business and manufacturing park development. The buyer, NKL & D LLC, will hold the property, which is currently leased to Tesla and used as a sales, service and delivery center, as a long-term investment.
Michael Hefner with Voit Real Estate Services’ represented the buyer, who acquired the property to satisfy a 1031 Tax Deferred Exchange. The seller, JRC Real Estate Investment LLC, out of Corona, was repped by Ryan Swanson and Todd Swanson of Lee & Associates.
