The AIDS Healthcare Foundation has purchased a 54k sf warehouse/distribution facility in the City of Carson for $20 mil ($370/sf). Constructed in 2002, the property is located at 18421 South Main St.
The freestanding, concrete tilt-up building is situated on a 107.6k sf lot. The fully fenced and secured property includes a temperature-controlled warehouse, 4.2k sf of office space, dock-high and grade-level loading, 24-foot minimum clear height, and 85 parking spaces. It is in a prime South Bay location with outstanding access to the 405, 110, and 91 freeways.
Based in Los Angeles, the AIDS Healthcare Foundation is a global nonprofit that provides cutting-edge medicine and advocacy to those in need, regardless of ability to pay. It is currently the largest provider of HIV medical care in the world.
The seller, Shultz Properties, was represented by Kidder Mathews brokers Andrew Dilfer, SIOR, GLS; Luke Staubitz, SIOR; and Harvey Beesen, SIOR. The buyer was repped by Ram Rafiee at BRC Advisors.
“Industrial building sales in the South Bay of this size have been limited in 2023 given the instability in the debt markets, borrowing costs, and rising cap rates,” said Staubitz. “This successful closing demonstrates that some significant sales are crossing the goal line, even in the current climate.”
