KFC inked a 15-year ground lease for a 3.3k sf drive-thru restaurant in Ontario. The property is located at 1851 East G St, at the intersection of the I-10 freeway and Vineyard Ave.
The site offers visibility to over 270,000 cars per day and is adjacent to a high volume In-N-Out Burger that is currently undergoing a major expansion and remodel including adding a double drive-thru and outdoor patio.
KFC has already commenced construction and is renovating the building to reflect the brand’s most current prototype. It is expected to open by mid-2024. The franchisee, Restaurant Brands, is the largest KFC operator in Southern California with 70+ locations.
In addition to the freeway proximity, the property is conveniently located minutes from the Ontario International Airport, Ontario Convention Center and over 2,500 hotel rooms. Within a five-minute drive there is a daytime population of over 29,000 employees and an overall population of 81,692 with an average household income of $74,149.
Albert Lopez of Progressive Real Estate Partners represented the landlord in the deal. Charlie Cangelosi with Irish Commercial represented KFC in the transaction.
