Pacific Clinics inked a lease for 18.4k sf of space at 625 Fair Oaks in South Pasadena, bringing the 92k sf, Class A office building to 100% occupancy. The structure is owned by Greenbridge.
625 Fair Oaks is situated within L.A.'s Tri-Cities office submarket, located just 2.3 miles away from Old Town Pasadena's Central Business District. It is a premier, three-story multi-tenant office building.
Following recent renovations, the building offers amenities such as free Wi-Fi throughout the complex, inviting outdoor furniture, and lush landscaping, fostering a collaborative environment for tenants. Additionally, the building is conveniently located only half a mile away from the South Pasadena Metro Gold Line Station, providing tenants with easy access to transportation.
Tina LaMonica, SIOR, with NAI Capital Commercial represented Greenbridge in this deal and is the exclusive leasing agent for the property. When Tina assumed the assignment in 2018, the occupancy level at 625 Fair Oaks stood at 63%. Since that time, she’s inked 39 leases at the building totaling 105.4k sf with a transaction value of $19.4 mil.
