Pacific Industrial recently purchased 10 acres in the City of Industry with plans to build a 215k sf, state-of-the-art spec industrial facility to be called the Pacific Railroad Center. The site is located at 17969 Railroad St, adjacent to the 60 Fwy.
The property has been acquired via a short-term sale/leaseback. Upon lease expiration, Pacific Industrial plans to develop a Class A+ industrial project for lease with amenities such as abundant EV charging stations, solar-ready roofs, excess car/trailer parking, and a two-story signature glass-entry office.
The property is located in the heart of the San Gabriel Valley situated between downtown Los Angeles to the west and the Inland Empire to the east. It has immediate access to the Fullerton Rd interchange off the 60 Fwy along one of the city’s prominent logistics thoroughfares, Railroad St. The property has a tremendous logistical advantage with the 605 Fwy, 60 Fwy, 57 Fwy and I-10 all within a few miles.
Pacific Industrial plans to break ground in 2024 and complete the project in 2025. Chris Bonney and Brad Gilmer with Lee and Associates will be the exclusive leasing agents for the project.
The acquisition reinforces Pacific Industrial's long-term belief in prime logistics and distribution locations in Southern California. Pacific Industrial has a long track record of designing industrial spaces that reimagine industry standards and as a result has attracted a wide variety of innovative, world-class companies into its portfolio. The company’s current portfolio includes tenants such as Relativity, HydraFacial, Amazon, FedEx, JD.Com, and BNSF.
