Menifee Industrial Development Land Trades for $61 Mil

Patrinely Group acquired Scott Road Commerce Center’s Phase II, a large-scale, fully entitled (shovel-ready) 33.86-acre development site in Menifee entitled for 544.1k sf of Class A, industrial product. The property was sold by Newport Beach-based Jupiter Holdings LLC in a $61 mil transaction.

Phase II at Scott Commerce Center will feature Buildings 3, 4, and 5, located at 33520, 33580, and 33540 Zeiders Rd. The entire five-building development will total 701.3k sf when completed.

Phase II is situated just north of the Murrieta and Temecula submarkets, immediately off the Scott Rd and I-215 interchange. The project is the city’s first Class-A industrial development since 2018, and it offers a unique investment opportunity to establish a presence in a rapidly growing and dynamic sub-market.

Michael Kendall, Gian Bruno, Kenny Patricia, Joey Jones and Tucker Hohenstein with Colliers, along with Gordon Mize of Lee & Associates, brokered the transaction.
