The restaurant sits on a 26k sf lot at 444 E. Foothill Blvd, at the signalized intersection of E. Foothill Blvd and N. Pasadena Ave.
Built in 2005, the building features approximately 26 striped parking spaces, providing a parking ratio of 7.2 spaces per 1,000 square feet. With approximately 150 feet of frontage along E. Foothill Blvd and an average depth of 175 feet along N. Pasadena Ave, the property offers high visibility and convenient access.
Located just a third of a mile from the Azusa Foothill Gold Line Station and under a mile from the I-210 Freeway, the property lies within Azusa’s designated Transit-Oriented Development area, which offers potential zoning benefits such as reduced parking requirements. The rare drive-thru entitlement adds long-term value and enhances tenant demand.
Guillermo Olaiz with NAI Capital Commercial represented the seller in the deal. According to Olaiz, Super Toms Burgers has been operating at this location for over a decade.
