A private investor paid $5.5 mil for a 15k sf ($367/sf) office building on a 65.6k sf lot in Pasadena. The asset was sold by Greater Los Angeles Scouting (formerly Greater Los Angeles Area Boy Scouts of America). It was 100% occupied at the time of the sale.
The property, located at 3450 E. Sierra Madre Blvd, served as the local headquarters for the Boy Scouts of America from 1994 until 2020. It offers 10 executive offices, seven shared large workspaces with 21 spacious cubicles, and five conference rooms, providing ample space for business operations. High ceilings and abundant natural light enhance the workspace, which also features a divisible boardroom with kitchen and patio access.
Additional amenities include a loading dock, a print and staging room on the ground floor, and a large print room with a dumbwaiter on the second floor. The property also boasts a private courtyard with beautiful landscaping. Both floors are equipped with men's and women's restrooms, and the second floor includes a changing room and shower.
The building is designed for functionality, featuring an elevator, multiple exits, and 48 free striped parking spaces, with additional land for parking. Conveniently located near the 210 Fwy and Metro A Line, the property enjoys excellent local demographics, making it an attractive business location.
Philip “Ted” Attalla, Guillermo Olaiz and Tina LaMonica with NAI Capital Commercial represented the seller in the deal. The buyer, a private investor, was repped by BJ Investment Group.
