Two Deals Bring Carson Industrial Facility to 100% Leased

5/17/24

There’s been two leases to report at the Watson Industrial Center in the City of Carson, bringing the 164k sf project to 100% occupancy. The development is owned by Summa Properties/Watsoncenter LLC.

In one of the transactions, Nova Container Freight Station, a leading provider of ocean and air container freight services, signed a $3.1 mil, 42-month lease for 51.3k sf ($1.44/sf/mo) of space to expand its Los Angeles operations. David Prior, SIOR, with The Klabin Company/CORFAC International
represented Summa Properties in the deal. Nova was repped by Danny Williams of Newmark.

Located at 1111 Watson Center Rd, Suite D/E, the building was fully refurbished and offers Nova an excellent South Bay shipping and warehouse location with access to the Los Angeles and Long Beach Ports and several interstate freeways. Set in a Heavy Weight Corridor, it features a large, concrete truck yard, 14 dock-high positions, two fork-lift ramps and 8.7k sf of office space.

In the other transaction, Best Services International Freight signed a $2.43 mil, 61-month lease for 25.6k sf ($1.56/sf/mo) of space at 1111 Watson Center Rd, Suite B. The building was delivered with substantial market-ready refurbishments and comes with a large, concrete truck yard, seven dock-high positions, a fork-lift ramp and 4.7k sf of office space.

Best Services, a global specialist in end-to-end logistics solutions, was represented by Yasushi Shiromi and Mike Ouellette of The Klabin Company. David Prior repped Summa in this transaction as well.
