The County of Los Angeles recently inked two office leases totaling more than 25k sf in the cities of Culver City and San Pedro.
Mark E. Mattis with Avison Young represented the ownerships of both buildings in the transactions. The County of Los Angeles was represented by Dennis Smith and Jerry Porter of CRESA.

The Culver City lease is a 10-year commitment at 6167 Bristol Pkwy with the County Assessors’ office. Bristol Parkway is a four-story asset totaling 92k sf and was recently remodeled by the ownership with more upgrades planned in 2024. The Assessor’s office will comprise of approximately 8k sf on the first floor with lobby access. The user group will move in mid-2024.
“The centralized location of the property and a first-floor suite were ideal qualifiers for the County. Its employees will enjoy easy access, an abundance of nearby amenities, and convenient ingress/egress to the 405 Freeway,” said Mattis.
The San Pedro lease is a 15-year commitment for 17.3k sf of space and encompasses the entire second floor of the two-story, 30k sf San Pedro Medical Arts building. The County entity will be relocating from its current nearby location on 7th Street in San Pedro in late 2024.
Mattis noted, “This lease was a few years in the making and required some creativity by both the ownership and the County. Located across the street from Providence San Pedro Hospital, this lease brings the San Pedro Medical Arts building to 100% occupancy.”
