In an investment deal in north L.A. County, Harbor Associates acquired The Commons of Valencia, a two-building, 156k sf Class A office park in Valencia. The asset, situated on just under nine acres at 25152 and 25124 Springfield Ct, includes a two-story parking structure along with the three-story office buildings.
Recent renovations have added tenant friendly updates to the common areas including the lobbies, furnished outdoor spaces, and landscaping. The parking lot includes 12 electric vehicle charging spots, 170 stalls within a covered parking structure, and 622 stalls in total.
The property is located in the rapidly growing Southern California submarket of Valencia, a neighborhood within Santa Clarita, the third largest city in Los Angeles County. It is located a short drive from regional amusement park Six Flags Magic Mountain and the Valencia Country Club, as well as numerous hotels, retail shopping areas, and restaurants.
Harbor Associates financed the purchase with a senior bridge loan provided by Kairos Investment Management Company.
