LaSalle Investment Management has awarded the leasing assignment for 11755 Wilshire Blvd, a 24-story, 337.4k sf Class A office building in the Brentwood submarket on Los Angeles’ westside to Mitch Stokes and Mark Mattis with Avison Young. LaSalle is the property’s asset manager.
The LEED Gold Certified and Energy Star rated property is currently undergoing a significant renovation that is anticipated to be completed in 2025. The renovation will include a new exterior façade, an indoor/outdoor café, and a state-of-the art gym. The lobby recently completed renovation and features a tenant lounge and conference center.
“As the Westside office market recovers from the effects of the pandemic, tenants have been seeking a ‘flight to quality.’ This asset’s ownership is committed to providing a best-in-class environment by investing in the tenant experience, providing a new, modern look inside and out with high-end amenities,” said Stokes.
In addition to the new elements at 11755 Wilshire, the property has 24-hour security, valet parking, EV charging stations, and Amazon lockers, among other features. It is also well-located near a myriad of tenant-friendly shopping, dining and retail options and is just two minutes from the 405 freeway, ten minutes from the 10 freeway, and 15 minutes to LAX.
Mattis added, “This is the only asset West of the 405 that can offer users from 30k sf to 80k sf contiguous square feet with a combination of ocean and mountain views, immediate access to desirable housing and a first-class environment/experience.”
Avison Young has handled the property management on the asset since 2018, as well as two other buildings on the Westside on behalf of LaSalle Investment Management.
