Heights Custom Homes LLC spent $3 mil for a 0.48-acre ($143/sf) parcel of land in Rowland Heights. The new owner plans to develop the site into a neighborhood shopping center.
The land is located at 18505 Colima Rd, on a signalized corner within an excellent retail corridor on Colima Road. The presently empty parcel operated as a former Shell gas station and was cleaned up with the tanks removed. The site remained entitled for a gas station and convenience store. Zoned C-2 other uses allow for retail and office developments on the property.
Steve Liu and Ramzy Prado with NAI Capital Commercial’s Retail Services Group represented the buyer and the seller, Golcheh Developments and Investments LLC, in the transaction.
