Recent activity at 301 N. Lake Ave in Pasadena has included eight new major leases and two lease expansions totaling more than 73k sf. The 227k sf, Class A office building is owned by Barker Pacific Group, which acquired the 11-story tower in November 2018.
With the new leases, 301 N. Lake Ave is 86% occupied. Commanding a preferred site just off the I-210 Fwy and convenient to all downtown Pasadena has to offer, the tower is located on Lake Ave, one of Pasadena's most prominent and active thoroughfares
Irvine-based Premier Workspaces, one of the largest privately-owned coworking operators in the U.S., signed a 10-year lease for a 16.7k sf space located on the sixth floor, as previously reported on RENTV. The space features panoramic views, on-site hospitality team, 74 private offices, serviced meeting rooms, and a masterfully designed common area. Premier was represented by Robert Rush of U.S. Realty Group. Premier Workspaces designed this shared workspace to impress with open ceilings, contemporary furnishings, and captivating views of the San Gabriel Mountains.
Other substantial leases at the building include diversified financial firm Raymond James grabbing 8.9k sf, brokered by Cushman Wakefield; renewable energy development and investment company Solariant Capital garnering 6.2k sf, brokered by Compass; and law firm Hosp, Gilbert & Bergsten securing 6.1k sf, brokered by Cresa.
Scott Unger, Bill Boyd, and Linda Lee of Kidder Matthews manage the leasing effort for Barker Pacific Group, which acquired the building in 2018.
Barker Pacific has made strategic improvements in the building’s interior and exterior common areas, capitalizing on the significant opportunity to reposition this high-quality building. The modern tower has an 89 Walk Score and is situated in close proximity to major retail, financial and business services. The building offers easy access to the Metro Gold Line Lake Station and the I-210 Fwy.
