Thermosource Tooling and Manufacturing (TTM) has agreed to a 102-month sublease of a 42.7k sf industrial building in Carson, in a transaction worth $5.7 mil, or about $1.30/sf/mo. The building is located at 21046 S. Figueroa St, south of Torrance Blvd and east of the 110 Fwy, within the Carson Town Center industrial park.
The facility was built in 2002 and features six dock-high doors, one ground-level door, 30’ clear height and 4.4k sf of office space. It has immediate access to the 110 and 405 freeways and is 10 miles from the Port of Los Angeles.
TTM is expanding its operations from its previous location in El Segundo. For more than 15 years, the firm has designed iconic packaging for the retail, grocery, and restaurant industries. It offers a full, and ever growing, line of stock products, and if a customer needs custom sizes or specifications, TTM builds out the necessary tooling for rapid design and prototype capabilities. The company was represented by The Klabin Company’s Matt Stringfellow, SIOR.
Thermosource, a leading designer and manufacturer of food packaging, is subleasing the space from Hacor Inc, an inflight catering company that has provided meals to numerous airlines for almost 40 years. Hacor, who had previously signed a 10-year lease but never occupied the building due to the impact of COVID on its business, was represented by John Son with Lee & Associates.
