35-Story Shoreline Gateway Opens Its Doors in Long Beach

Shoreline Gateway, a new 35-story, mixed-use luxury apartment complex in Downtown Long Beach, has officially opened to the public. The project is a development of Ledcor Properties Inc and Anderson Pacific LLC, with their partners Qualico and Lantower Residential.

Located at Ocean Blvd and Alamitos Ave, Shoreline Gateway is the companion building to The Current – a 17-story, mixed-use, 223-unit luxury apartment tower on Ocean Blvd developed by the same team. Shoreline Gateway is connected to The Current via a 10k sf shared plaza activated with premium retail and resident amenities, and a world-class art installation called “Neap Tide,” by Jud Fine and Barbara McCarren, featuring four 20-foot “totems” fashioned as Jellyfish and Kelp, along with two tidal/shore moon basins set in an undulating Riverine environment.

This project is the last of the former Redevelopment Agency (RDA) projects in Long Beach and has set a new benchmark for design and environmental sustainability. The two-tower development is the first LEED-ND (Neighborhood Development) Gold project in Long Beach.

“Shoreline Gateway represents the growth of our city, both past and present,” said Mayor Robert Garcia. “For nearly 100 years, living in Downtown Long Beach has provided amazing views of our shoreline for so many residents and visitors. This project will be a new home for thousands more, marking a significant transformation to our one-of-a-kind skyline.”

According to Pat Patterson, President of Ledcor Development LP, Shoreline Gateway is now the tallest residential tower in the city, offering unparalleled finishes, resident amenities, and experiences, with state-of-the-art features that set a new standard of modern waterfront luxury living on the West Coast.

Shoreline Gateway features 315 ultra-luxury residential apartment homes, along with approximately 6.5k sf of commercial space, five levels of subterranean parking spaces for 470 vehicles, paired with myriad amenities and community living spaces. The tower includes a mix of studio, one- and two-bedroom apartments from 616 sf to 1.7k sf in size, and two-story penthouses on levels 33, 34 and 35 up to 2.7k sf. Rents range from $2,960 to $15,795.

Additional entertainment space is found on the third floor, which features a dining, BBQ, bocci ball, gaming area and fire pit lounges overlooking the ocean, along with a spacious state-of-the-art fitness center and yoga room. Level two features an exclusive pet spa and dog park, complete with marble appointed bathing stations, handheld Kohler shower heads, and drying station, a bike room with lockers and full repair tools, and an automated package center with refrigerated lockers for perishable deliveries and dry-cleaning services. Level one has our resident hospitality lounge, highly appointed mailroom, workstations, conference room and 24 hour security services.

“Residents enjoy a one of a kind experience in all of Southern California, with exclusive access to a hospitality level community lounge and living room on the 34th floor, called “Eventide,’” offering sweeping 270-degree panoramic views of the Pacific Ocean, Catalina Island, the Downtown Long Beach skyline, Los Angeles skyline and Orange County. One level up at “High Tide,” the 35th floor is home to a shimmering rooftop pool and spa sunbathing area, fire pit, BBQ, dining and entertainment deck.
