Swift Real Estate Partners has acquired Reframe Studios, a 188.7k sf production project in Los Angeles, for about $93 mil ($493/sf). The property, located at 4561 Colorado Blvd, is an adaptive reuse/industrial conversion to soundstage and creative office space located in the L.A.’s Atwater Village neighborhood.
The project consists of two buildings on 7.3 acres, south of the 134 Fwy between I-5 and San Fernando Rd. Atwater Village is situated near Hollywood, Burbank and Glendale, placing the project near many entertainment-related businesses.
One of the structures is occupied by media firm Fremantle on a 12-year lease. The other building, containing 146k sf, is currently vacant and awaiting a conversion into a modern production facility with two sound stages and related amenities. That project is expected to be completed in late 2023.
