Mobil Gas Station/Store/Car Wash in the Inland Empire Sells for $5.2 Mil

A Mobil Gas Station, Convenience Store and Express Car Wash at 130 West Valley Blvd in the Inland Empire city of Colton sold for $5.2 mil. The purchase included both the business and the real estate.

This well-established property includes the Mobil station with 16 gas/diesel fueling positions, express car wash and an approximately 924 square foot Mobil Mart convenience store that sells a variety of grab and go snacks. Additionally, the property features unobstructed street frontage, multiple points of access and prominent pylon signage providing increased exposure to drivers on both the freeway and neighboring streets.

The station is across from a Stater Bros grocery store and other nearby businesses include Dennys, Starbucks, McDonalds and a US Postal Office. Within a three-mile radius the population is over 130,000 with an average household income of more than $100,700. Furthermore, there is a strong daytime population of over 41,400 employees.

The station is ideally located directly adjacent to an on-ramp to the highly trafficked I-10 freeway (approximately 195,000 cars per day) and is at the signalized intersection of La Cadena St and Valley Blvd with combined traffic counts of approximately 36,000+ cars per day providing excellent visibility to passing motorists.

Victor Buendia with Progressive Real Estate Partners represented both parties in the transaction. The seller is an Inland Empire-based private party who owned the property for 30+ years. The buyer, also an Inland Empire-based private investor, plans to renovate the convenience store and introduce other tactics to improve the overall customer experience.
