Moreno Beach Plaza II, an 82.3k sf retail center in Moreno Valley, traded hands in a recent $21 mil ($255/sf) deal. The property, located at 27610 Eucalyptus Ave, consists of three single-tenant parcels, a multi-tenant pad building and a two-tenant anchor building situated on 9.15 acres.
The property is prominently located along the 60 Fwy and adjacent to the future World Logistics Center. At present, it is 96% leased to multiple nationally recognized tenants, including LA Fitness, Autozone, Carl's Jr., Panda Express and more.
Colliers' El Warner, Charley Simpson, Caitlin Zirpolo, and Jordan Gomez represented the seller, a West Coast-based investment firm. According to Warner, the property offers a secure and stable cash flow with the potential to break up existing sites for individually sold pads.
