An affiliate of Walton Street Capital purchased a 182.6k sf industrial building in the Inland Empire city of Colton. The price was not disclosed.
The property, located at 1603 S. La Cadena Dr, is a new Class A building, featuring 32’ clearance and a large, secured truck court. The building is fully leased to a single tenant.
CBRE’s Darla Longo, Barbara Perrier, Rebecca Perlmutter, Joe Cesta and Eric Cox represented the seller, Shubin Nadal and Penwood Real Estate Investment Management, in the transaction.
Strategically located industrial properties in the region have been highly sought after by tenants and investors alike. Given the strong demand for logistics space, rent increases have been steep for those looking to renew leases or relocate, according to a recent report from CBRE.
