Trammell Crow Company and Clarion Partners LLC Start Work on Spec Logistics Project in the Inland Empire

6/11/21

The Newport Beach Business Unit of Trammell Crow Company (TCC) and its JV partner, Clarion Partners LLC, have started construction on Knox Logistics VII, a state-of-the-art, 1.1 msf speculative Class A logistics building. The development is located at the intersection of the I-215 Fwy and Cajalco Expwy in Riverside County.

“We are very excited to begin construction on our second building in this size range along the I-215 corridor and look forward to seeing Knox Logistics VII take shape in the coming months,” said Tom Bak, Senior Managing Director for TCC’s Newport Beach office. “In addition to the property being in a prime location, Knox VII will have best-in-class design and specifications that we believe will be attractive to sophisticated users such as e-commerce or logistics firms.”

The Knox Logistics VII project is situated on 73 acres and will include 40-foot clear height, an eight-inch floor slab, cross-dock loading, 185-foot secured concrete truck courts, ESFR fire sprinklers, abundant auto and trailer parking, easy freeway access, and many other state-of-the-art features.

TCC & Clarion Partners’ previous development projects have brought thousands of jobs and other tangible and ancillary benefits to the County of Riverside, including public street and infrastructure improvements, increased property values and tax revenues, and world-class tenants who bring employment opportunities and tax revenues to the Inland Empire community.
