Rockefeller Group has purchased a 7.81-acre improved land parcel in Otay Mesa on which the company intends to develop a 138.5k sf distribution center to be called Airway Industrial Park. The site is zoned for industrial use and will be designed for single-tenant or multi-tenant occupancy. Airway Industrial Park is Rockefeller Group’s first development in the growing South San Diego/Otay Mesa submarket.
The project is located on Airway Rd in Otay Mesa and borders Centurion, Excellante and Gigantic Streets. With site plan development currently underway, construction is expected to begin in October 2020 with completion in June 2021.
“The region lacks buildings with modern features within this size segment,” said Marc Berg, Vice President and Regional Director for Rockefeller Group’s West Region “This project will be completed at a time when users and investors need a Class “A” building of this size and in this location thus we expect significant interest.”
According to Berg, Airway Industrial Park fills a void as a new Class “A” industrial building that incorporates modern features such as 32’ clear height, 185’ securable yard, truck trailer parking and an efficient office design. Another benefit is the building’s access to SR-905 and proximity to both the SR-125 Freeway and I-805.
Rich Kwasny and Bob Mooney of Colliers International represented the seller, Dorcey Abshier of DB Abshier Real Estate Advisory, and will rep Rockefeller Group for the marketing of the project, which will be available for lease or sale. Rockefeller Group has retained Ware Malcomb as architect for the project, Kimley-Horn for civil engineering and Allen Matkins as land use counsel. RM Dalton, who is currently the General Contractor on Rockefeller Group’s Centerpointe Commerce Center, a 203.9k sf speculative distribution center in Moreno Valley, will construct the building.
