Alder Creek Marketplace, a 10-acre+, 95k sf high-end retail center currently under construction in Folsom, CA, now stands at 90% leased more than a year before its planned opening in the fall of 2027, following two more signings. These latest deals are with Bank of Montreal and Pacific Dental Services.
Located at 14339 Alder Creek Pkwy, at the southwest corner of Alder Creek Pkwy and E. Bidwell in the Folsom Ranch Development, Alder Creek Marketplace is anchored by a Safeway grocery store and a Safeway Fuel Station. Additional tenants already secured include MOD Pizza, Chipotle, Jersey Mike’s, Paris Baguette, Nail Chateau II, Jet Set Pilates, Next Health, and Safe Credit Union.
Bank of Montreal (BMO) signed a lease for 4.5k sf of space. They were represented by Matt Spear with CBRE. In addition, Pacific Dental Services signed a lease for 3.3k sf. They were repped by Matt Goldstein of Gallelli Real Estate. Andrea Sessions at the Edwards Company represented Hunter Partners in the deals.
Alder Creek Marketplace is conveniently situated just off Hwy 50 in the heart of Folsom Ranch, one of Northern California’s largest master-planned communities spanning more than 3,500 acres. The shopping center’s architect is LPAS Architecture + Design, and the contractor is DesCor Builders.
According to Josh Rupert, Senior Director of Development at Hunter Partners, there are only wo pad sites and one small shop space still remaining.
