In Fontana, Loma Linda University Children’s Hospital (LLUCH) agreed to a 10-year lease for 8.4k sf of sub-anchor space at 16874 South Highland Rd, within the Sprouts-anchored Highland Village shopping center. The site is just west of Rialto Airport and directly adjacent to the I-210 Fwy with exposure to an average of over 117,000 cars per day.
The new state-of-the art Fontana location is projected to open in early 2026. It will provide basic pediatric urgent care services for patients ages 0-21, including treatment for minor illnesses such as coughs, colds, flu, fever, sprains and other non-emergency medical conditions.
In addition to Sprouts, Highland Village is also home to Arrowhead Credit Union, Raising Cane’s, Dutch Bros., Jack in the Box, Jersey Mike’s, Oggi’s Pizza and others. The center is ideally situated at the busy signalized intersection of Sierra Ave and Highland Ave with visibility to over 50,000 cars on average per day. The surrounding area is densely populated with more than 317,000 people within five miles and an average household income of $122k+, providing a strong customer base.
Progressive Real Estate Partners Senior VP of Retail Leasing & Sales Paul Su represented the landlord in the transaction. Lon Mapes from LDM Commercial repped LLUCH. The lease value was not given out.
Loma Linda University Children’s Hospital is part of the Loma Linda University Health organization which encompasses Loma Linda University’s eight professional schools, six hospitals and more than 1200 faculty physicians located across Southern California’s Inland Empire. LLUCH is a recognized leader in pediatric healthcare, education and research.
