Rally Pickleball Club, a new indoor pickleball facility, has signed a lease for 44k sf of industrial space at 2703 C Street SW in Auburn, WA. Set to open this summer, Rally Pickleball Club will feature league play, private court rentals, tournaments, events, and other community-focused pickleball programming. The Rally Pickleball Club adds a new recreational offering to the area and reflects broader trends of adaptive reuse and community-focused activation within the industrial sector.
The facility is located within the Auburn 18 Business Park, a redevelopment of a former U.S. General Services Administration site spanning 129 acres. Industrial Realty Group (IRG) acquired the property in 2022 and is transforming it into a 2.4 msf business park. The site benefits from strategic access to I-5, SR-167, SR-18, and dual rail service from BNSF and Union Pacific—making it one of the South Sound’s most dynamic industrial hubs.
Kidder Mathews' Matt McLennan, SIOR, CCIM represented the tenant in the transaction. According to McLennan, the transaction required extensive coordination between landlord and tenant to address use classification, parking demands, and site adaptability.
