The Swig Company recently completed significant renovations to the interior and exterior of the building at 3130 Wilshire, enhancing the six-story, 100k sf creative office building’s appeal and functionality for both existing and new tenants. The work at the Santa Monica property included seismic upgrades.
“In addition to bringing the building into compliance with Santa Monica’s seismic ordinance, we’ve added some great new tenant amenities, revitalized all of the ground floor common areas, and built high quality, move-in-ready spec suites of various sizes,” said Cory Kristoff, Director of Leasing, The Swig Company.
The improvements include:
• New Tenant Amenity and Conference Center – Features multiple conference rooms, a quiet room, a modern kitchen/break area, state-of-the-art AV technology, a mother’s room, and leisure amenities such as shuffleboard, and a foosball table.
• Revitalized Common Areas – A fully updated and modernized main lobby and exterior patio on Wilshire Blvd. create a more inviting entry experience, while patio renovations provide additional outdoor gathering spaces. New landscaping adds privacy and the opportunity for tenants to enjoy exclusive patio areas. The garage lobby has also been refreshed for improved aesthetics.
• Seismic Retrofit – In compliance with Santa Monica’s seismic ordinance, the building underwent a full structural retrofit. Consultants used nonlinear response history analysis, a cutting-edge engineering method that optimized the design of the retrofit.
• Market-Ready Office Spaces – New high-end, move-in-ready creative office spaces have been delivered on several floors. The ground-floor spec suite was quickly leased to an existing tenant, who expanded and extended their lease.
The project was designed by Gensler, with Tipping acting as the structural engineer.
In a sign of the upgraded building’s ongoing appeal to a broad range of tenants, Sensei Wellness Holdings Inc, an evidence-led wellness company and operator of luxury retreats, has signed a lease for 3.5k sf. CBRE’s Deron White, Michael Gray, and Christina Villanueva represented The Swig Company, while Michael Arnold and Tom Sexton of NAI Capital represented Sensei Wellness Holdings.
