San Francisco Mixed-Use Tower Earns Fitwell 2-Star and LEED Platinum Ratings

3/08/24

345 California Street, an iconic, newly renovated Class A mixed-use office property in San Francisco, has achieved the prestigious Fitwel 2-star and LEED Platinum ratings. Fitwel is the pioneering real estate platform driving health insights in building, ESG performance, and bottom line value, and the 2-star rating was earned for 345 California’s incorporating several evidence-based design and operations strategies that support the physical, mental, and social health of occupants. The LEED (Leadership in Energy and Environmental Design) Platinum certification, its highest rating, was earned through the U.S. Green Building Council (USGBC) for the building’s adherence to prerequisites and credits that address carbon, energy, water, waste, transportation, materials, health, and indoor environmental quality.

Owned by Metropolis Investment Holdings Inc, 345 California is a 48-story, mixed-use property in the heart of San Francisco’s Financial District with expansive bay and city views. The building is prominently located on the intersection of California and Battery streets. Originally built in 1986, the 725-foot tower contains 600k sf of office space and retail amenities, and a two-level underground parking garage. The building boasts an award-winning architectural design created by Skidmore, Owings and Merrill.

Cushman & Wakefield’s Greg Fogg and Sam Wasserstein handle project leasing for the building while Cushman & Wakefield’s Northern California Asset Services also provides on-site property management services.

“The property’s LEED Platinum rating, BOMA 360 designation, Energy Star certification, UL Verified Healthy Building for indoor air and water, Fitwel certification, and its carbon neutrality ensures occupiers benefit from operational world-class best practices,” said Patrick Murphy, General Manager. “The building’s HVAC systems have high efficiency MERV 15 filters and ventilation system that meets ASHRAE 62 standards. Its state-of-the-art energy and comfort controls and life-safety engineering combine to make 345 California a landmark business address.”

The mixed-use property features premier on-site amenities such as a tenant-exclusive fitness facility and outdoor courtyard with a greenhouse meeting space, along with spacious common areas and flexible open floorplates designed for occupiers to create their ideal, modern office experience. Additional key features include a newly renovated plaza; a newly renovated lobby featuring state-of-the-art touch-free turnstile entry, a new tenant lounge, high-end locker and shower facilities, and a high-end bike storage facility. The building is also steps from all major transportation services and easily walkable to an abundance of trendy retailers and restaurants.

The Four Seasons Hotel at Embarcadero and a new signature restaurant that recently opened are also located on the site of 345 California.
