In a recent Sacramento area industrial trade, a 36k sf, single-tenant property sold for $8.125 mil ($225/sf). The property is located at 2510 Evergreen Ave, east of Harbor Blvd and north of Hwy 50.
The buyer, a private investor, acquired the property as a long-term investment. The asset is a fully leased industrial distribution facility occupied by ABC Supply Company Inc, one of the largest wholesale distributors of roofing materials in North America.
The property is situated on a 2.8-acre site in West Sacramento, a key logistics submarket with access to Interstate 80, Interstate 5 and State Route 50, as well as proximity to the Port of Sacramento and Sacramento International Airport.
CBRE’s Matt Post, Anthony DeLorenzo and Sammy Cemo represented the seller, 2510 Evergreen LLC, in the transaction. According to Post, the listing generated significant interest soon after going to market and ended up selling at the asking price.
West Sacramento remains one of the most sought-after industrial submarkets in the region due to its strategic connectivity and limited supply pipeline. Despite being one of the larger industrial submarkets in the region, vacancy for Light Industrial Class B space is approximately 1.3%, with no new construction currently underway, reinforcing strong market fundamentals and tenant demand.
