Forza Properties LLC paid $9 mil for two industrial properties in the Sacramento area. The acquisitions, acquired from separate sellers, included 5753 Auburn Blvd in Sacramento and 4044-4046 Wayside Lane in Carmichael.
The Sacramento property sold for $4.8 mil. The multi tenant industrial project is 97% leased. It features 22 units spread across four buildings, with suites averaging 1.4k sf. Each suite has one roll-up door, 16-foot clear height and convenient access to Interstate 80.
The Carmichael property sold for $4.21 mil. The fully leased small bay industrial project includes 17 units averaging 1.5k sf, 19 roll-up doors, and 12’ clear heights. The sellers recently completed thousands of dollars of capital improvements, including roof work, exterior paint, asphalt upgrades, and interior renovations. The property has immediate access to Interstate 80.
The two assets are located within the I 80/Roseville Rd submarket, one of the Sacramento region’s most active industrial corridors for small bay users. According to CBRE research, incubator industrial properties in the area continue to outperform the broader market, with vacancies below 3% in recent quarters.
CBRE’s Matt Post, Anthony DeLorenzo and Sammy Cemo represented the two different sellers, 5753 Auburn Blvd LLC and MCA IGF Carmichael LLC, in the transactions. They worked with the leasing team of Matt Susac, Tyler Howell, Todd Sanfilippo and Walter Smyth, also with CBRE.
“The Sacramento region continues to demonstrate strong demand for incubator size industrial space, supported by low vacancy and sustained rent growth,” said Post, first vice president at CBRE. “Both assets offer the buyer stable income today with room for long term upside, given the limited supply of small bay industrial product in infill submarkets.”
