Catalyst Real Estate and SIII Investments have purchased the Highway 50 Industrial Portfolio, a four-property collection totaling 402.3k sf strategically located along Hwy 50 in Sacramento, in a $51 mil transaction. The deal was financed with a new $31.7 mil loan.
The 19-building light industrial portfolio includes Franklin Business Park (158.5k sf), Gold River Business Park (67k sf), Skyway Business Park (151.9k sf) and Sunrise Gold Business Park (24.6k sf), all positioned along the major east-west corridor connecting Sacramento with South Lake Tahoe.
Currently operating at 92% occupancy, the portfolio houses over 140 tenants in suites ranging from several hundred square feet to 15k sf, with an average of approximately 2.8k sf per suite. The diverse tenant composition includes light manufacturing and assembly operations, automotive-related businesses, warehousing and distribution, construction and home improvement companies, service-based businesses, and creative and artisanal enterprises.
The properties benefit from excellent connectivity to major transportation networks. Sacramento International Airport sits within a 30-minute drive, while the Port of Stockton, a major inland deepwater port, is accessible within approximately one hour via Interstate 5. The strategic positioning near both air and water transport facilities enhances the portfolio's appeal to diverse industrial users involved in light manufacturing, assembly and regional distribution operations.
