Blue Coast Capital Secures $27 Mil for Development of a 52k sf Neighborhood Center in Rocklin, CA

Blue Coast Capital has landed a $27 mil construction loan for a to-be-built, 52.2k sf neighborhood retail center in the Whitney Ranch community located in Rocklin, CA. Rocklin was recognized as one of the Top 50 Best Places to Live in the United States by Money Magazine. The three-year construction loan was arranged by JLL and funded through U.S. Bank.

Due for completion in 2026, the Whitney Ranch Retail Center will include 35k sf of in-line and standalone retail, as well as five ground leased pad sites totaling 17.2k sf, to accommodate a highly desirable tenant base of national and local users. Further, the property will be shadow-anchored by a 43k sf Nugget Markets, an upscale supermarket chain with 16 locations across Northern California.

Nugget Markets is an award-winning grocer regularly recognized by local, regional and national publications as one of the best grocers and places to work. These awards include 100 Best Companies to Work For by Fortune Magazine and Best Independent Grocer by Progressive Grocer.

We’re told that the development is experiencing strong leasing momentum to date and is currently in lease or LOI negotiation with multiple local, regional and national tenants for all the ground lease pads, more than 60% of the NRA of the shop space, with strong interest to fill the remaining vacancy.

Whitney Ranch Retail Center is located at the southwest corner of Whitney Ranch Pkwy and University Ave intersection in Rocklin, approximately 22 miles northeast of Sacramento. The development will benefit from its location surrounded by exceptional demographics and significant population growth within the Whitney Ranch Community.

The Whitney Ranch community is a family-friendly neighborhood with top-rated schools and resort-style amenities. Since 2010, the population within a one-mile radius of the project has grown by 145%. This new demographic is highly affluent with average household incomes of $200k and average home values of $900k within the Whitney Ranch community.
