Lathrop GPM LLP agreed to a lease for 18.5k sf of space at One Santana West in San Jose. The facility is at 3155 Olsen Dr, within the city’s Santana Row District. One Santana West offers access to a highly amenitized, mixed use environment with walkable retail, dining and collaborative workspaces.
The firm plans to tentatively relocate its San Jose operations in late 2026. Lathrop GPM recently opened a new Sacramento office and combined with Silicon Valley law firm Hopkins Carley in October 2024.
The new office has private offices, open workspaces and conference rooms designed to support both client service and internal collaboration. Glass-front interiors will allow natural light throughout the suite, keeping with the design of the firm’s other locations.
George Fox and Ham Southworth of CBRE’s tenant advisory services in Palo Alto, along with Will Schmidt, represented the firm. Terms of the transaction were not disclosed.
“Lathrop GPM sought a modern, flexible workplace that supports the firm’s hybrid work model and strengthens collaboration across practice groups. The move reinforces Lathrop GPM’s long-standing commitment to the region and One Santana West provides the high quality space, location and amenities needed to meet those goals,” said Fox, executive vice president at CBRE.
