Generation Lab Leases 12.3k sf of Office/Lab Space in NoCal’s Mid-Peninsula Region

Generation Lab, a life science innovation firm focused on aging science, will relocate from San Francisco into 12.3k sf of lab and office space at The Landing, a 503k sf, two-building office campus in the Bay Area mid-peninsula city of Burlingame.

Generation Lab, led by co-founders CEO Alina Rui Su, COO Michael Suswal and CSO Dr. Irina Conboy, PhD, is building upon new research to take breakthroughs from the lab straight to consumers, “not just to measure aging, but to reverse it,” according to the firm. Generation Lab’s space at The Landing is located at 1701 Bayshore.

The Landing, consisting of two lab/office buildings, recently completed a series of spec-suites, move-in ready spaces to accommodate firms such as Generation Lab. Full-floors of up to 46.5k sf are also available for customized build-out. The property just debuted a bistro café, The Apron, with an outdoor patio adjacent to the campus’ half-acre plaza that features generous gathering spaces and three large artworks.

As a pivotal hub for growing life science companies, The Landing features extensive hospitality-like amenities, ideal proximity south of the South San Francisco biotech cluster, nearby attractions such as the San Francisco Bay Trail and waterfront, and great transportation access via the Highway 101 corridor, SFO International Airport, Caltrain, BART and more. Collaboration spaces are spread throughout the campus, including a conference center, boardroom, and tenant lounge with shared and private spaces. For wellness, The Landing features a gym with a private training studio and spa-like locker rooms.

Among The Landing’s attributes that appeal to biotech/life science firms are 15-foot floor-to-floor heights (20-foot heights on the ground floor), 33-foot and 44-foot structural grids for lab planning efficiency, robust MEP systems, and infrastructure to support a 60% lab, 40% office split. The campus is supported by a structured parking garage, which includes ample vehicle parking as well as storage for 45 bicycles.

A JLL team of Grant Yeatman, Cole Smith, Mark Bodie, and Toss Vallentine handle leasing for the Landing and represented the property owner, King Street Properties, in this transaction. Perkins & Will is the architect for The Landing and SWA Group is the landscape architect. Hathaway Dinwiddie is the general contractor.
