Four California Quick Quack Car Wash Ground Lease Sales Total $12.6 Mil

There have been four recent California Quick Quack Car Wash ground lease sales in deals totaling just over $12.6 mil. The assets are located in the cities of La Quinta, Calexico, Imperial, and Redding. All of the assets had 20-year absolute triple net ground leases in place.

Following is information on the individual transactions:

• A new construction property in La Quinta, built in 2025, sold for $4.485 mil The property, situated on 1.65 acres at 79580 CA 111 N, was acquired by a private investor from Northern California. Alexander Moore and Senior Vice President Pat Weibel with SRS Real Estate Partners represented the private seller.

• A 3.6k sf property built in 2003 sold for $4.49 mil. The property is situated on 1.65 acres 1115 Imperial Ave in Calexico. The buyer was a private investor from Southern California. Matthew Mousavi and Patrick Luther with SRS repped the seller.

• Built in 2024, a 3.6k sf property on .92 acres at 830 N. Imperial Avenue in Imperial sold for $1.95 mil. The buyer was a private investor from Southern California. Matthew Mousavi and Patrick Luther with SRS represented the seller in the deal.

• A 3.6k sf property at 2525 Hartnell Ave in Redding built in 2024 sold for $1.7 mil. Built in 2024, the property sits on 1.21 acres. Alexander Moore with SRS represented the seller in the deal.

“Car wash assets have become increasingly attractive to investors,” said Luther. “They are recession resilient and most offer buyers zero landlord responsibilities.
